The Westin Verasa
BG provided MEP and lighting design and construction contract administration services for this new resort and spa development in Napa Valley situated just across from the Wine Train, close to “old town.” The project includes 159 time-share condominiums and hotel rooms – each equipped with its own wine cooler, shell restaurant space, shell day-spa, an exterior pool, and garden.
Additionally, BG provided the design services for the hotels 75,000 square-foot parking structure, one of the more unique structures designed by the firm. From a mechanical systems stand point, the systems utilized, exhaust fans, Carbon Monoxide sensors, circulating fans, etc. which are basic systems but it was the implementation of the systems that made this structure unique. With the Westin being located adjacent to the Napa river and located on a bend in the river the entire site was located within a potential flood zone. Based on the Corp of Engineers direction, the below-grade parking structure was to be designed in a manner that in the event of a flood, the parking garage would become an integral part of the river. This required break away walls, inlet and outlet avenues for the water, as well as special precautions for the mechanical and electrical systems. All of the MEP systems had to be designed in a manner which allowed for either an easy break away or situated above the potential flood level in the garage.
BG was able to work with the design team to design the MEP systems that allowed for efficient building operations while providing the owner with risk mitigation in the event of a flood.
